Not only is the inventory low the quality of homes on the market has gone down. This is pretty typical of this time of year. Most sellers will wait until spring to list their homes and the current inventory are mostly stagnant homes. ... more

Mike Kogler answered:
Good morning,
I hope this finds you wel. The HOA fee of $968 is an annual amount but is paid quarterly. It covers the maintenance of the common areas (such as the security gate at the entrance and the ponds, etc.) and elevator maintenance, etc. The amenities on the community are "a la carte" meaning, they are not actually part of the community - they are owned by a private party and you can join any one of them separately or as a package. If you have more questions about this property or would like to make an appointment to see it in person, please don't hesitate to give us a call or send us an email.

I don't think Lewes, Delaware and San Francisco share much in common. If you want to view the crime maps of Lewes I would check out the following website:

If choosing to migrate to warmer climes, isolation and lonliness can, not always, produce a unhappy, grouchy, unpleasant, paranoid, anxiety ridden existance. We are all wired differently. Knowing where ones fullfillment is derived is essential in making the long term retirement decison.

Jeff Hoover answered:
I think you are asking whether you should convert a screened in porch to a Florida room. If you are in Lewes I would say this would be a great idea if you have the money. You could easily turn a 1 or 2 season room into a 4 season room. I would consider putting in full wall sliding windows to you can still be exposed to the ocean breezes and have a great view of the outside. Hope this helps. ... more

Hi David,

I would suggest you contact the local property management firms in the Delaware or Maryland Beach areas. They would be able to help you or point you in the right direction. Here are some websites below to help you.

The Debbie Reed Team answered:
Sandy, What a wonderful post you have been assigned! Coastal Delaware is a beautiful place to live. The rental agencies in Sussex County work independently. There is no central place to go to see all of the homes available to rent within a given area, so if you don't like the offerings of one real estate company, you can move on to another and see different homes available to rent through that company. RE/MAX Realty Group in Rehoboth Beach has a rental department with homes available in Lewes and Rehoboth Beach. Please call 302-227-4800 and ask for Mary Lou Elrod, our rental coordinator. She will be happy to help you. And welcome to the neighborhood! I hope you and your family are very happy here. ... more

You're going to have to have someone come and take a look, there's no way of estimating without seeing it as there are too many variables that aren't known. (Number of trees, proximity to other structures or powerlines, size of trees, elevation of lot etc)

Good luck, Lewes is a great little town, I know it well.

Oldfather Group~The Coastal Specialists answered:
That's a great question. Price per square foot can be misleading, but can certainly give a good barometer of price ranges. It will not account for many design features and unique items for a give home. When you are buying using the Cost Value Approach (i.e. price per square foot) can be a great negotiating strategy. Sellers will negotiate from a Market Value approach. These two different perspectives of value will not always reconcile but often times buyer and seller find a happy medium.

Warm Regards,

Dustin
