Hi Ginny! Compared to the actual number of homes in Waterford overall, there really are not that many resales. Currently, there are right around 20 resale homes and 8-10 new construction. With a community as large as Waterford - right around 1000 residents, this is a small percentage. In reference to the HOA dues. Currently Waterford's dues are right around 80/month if you are a single family home without any maintenance. In comparison with some of the other communities in the area, this is relatively low. Hi Leah - Hawkeswater on the River is a great option for you in Leland. I have helped a few families find homes in this neighborhood and they love the neighborhood and their home. There are other great neighborhoods in the Leland area - it depends upon the price point, amenities that are important to you and the size/type of homesite you are looking for - larger with privacy, smaller with less maintenance, etc.

I live 15 minutes out of Wilmington on Hwy 74. Still a leland address. But my place is in the country and surrounded by a huge farm. NO crime at all in this area. 1.32 acres, barn, inground pool

You need to realize that this corridor is the last to be developed on the entire eastern seaboard. Since I-40 was completed into Wilmington, the shift into this area has been almost warp speed. What used to be farm land & natural wet lands between Wilmington, NC, & Myrtle Beach, SC, is rapidly transforming into gated communities. We have watched how drainage ditches & retention ponds are molding swamps into 'waterfront properties' in so-called golf-course communities. If you check out your Google maps or Google earth for arial views, you will see what I am describing. Traffic patterns can be complicated, too, as there the Cape Fear & Brunswick Rivers separate us from Wilmington proper. Exponential population growth has far outstripped infrastructure, too. We have awesome neighborhoods, complete with elegant & stately homes, built over nicely drained natural wetlands & firmly packed landfills (Waterford aka Ditchford & Landfall aka Landfill). In Porter's Neck, don't be surprised to find odd-looking tubers popping up here &.there... Sweet Potatoes were once farmed there on a commercial scale. ... more

That railroad line is a spur line to the Sunny Point Military Terminal in Southport. I'm approx. 3/4 mile away, and I don't hear it all that often. I wouldn't worry about it.
