Hello I see that others have given some great advice, the market seems to be going more positive and you have the next 2 years to let your market cook. By saying market cook it is of the opposite of what we are rising up from. I would like to see you in a position within 2 years to possibly keep the property as an income property for your future portfolio you could use a large portion of the rental income to help you qualify to keep the property and purchase another. You should look into what it could rent for if you turned it into an income property to see what the numbers look like. As far as putting your house back on the market, which was your original question, you have 2 contracts. 1st is your contract between you and your listing agent and 2nd was the contract between you and the buyer. So your listing agent should be able to find out who gets the escrow. After that is handled, typically your listing agent would go ahead and put the house back on the market. If you were not working with an agent, then you should consult an attorney to handle the conflicting demands on the escrow. Once you have a signed release from your buyer you can sign a new contract with a new buyer. If the buyer refuses to release you from your obligations according to your contract then you may want to discuss your options with an attorney.
As far as putting it back on the market... you may be able to do that immediately. The trick is if you can actually sign a new contract with a new buyer.

As an owner of a brokerage in Lehigh Acres let me just add that Lehigh does not have special assessments to pay like you would see in the Cape. Just not to scare you too much. $30,000 is a low price. Most likely two things were the reason:
1. The home is in need of $10-30 thousand dollars in repairs.
2. Chinese Drywall home
3. Price is set low knowing it will be a multi-offer situation so to drive the price up.

I would just add that the system you are using should tell you if the home went pending. Sometimes there may be a little lag mostly due to the time that the listing agent takes to put the property pending in the MLS. It is supposed to happen as soon as it goes pending but sometimes not having access to a computer or being out of office when the deal is made.

Nice name : '). I think that best thing to do is talk to a few Realtors and ask them about some of their experiences with short sales and how many they have closed in the last 12 months. Also another question to ask is whether they negotiate the deal themselves or if they are using a 3rd party.
We have a realtor in our office that worked for an attorneys office doing nothing but negotiating short sales. She is very good at it and we give all our short sales to her to negotiate.

simply you should never just let it go, you should contact the bank for a loan modification or forebearance if you can make payments but your current ones may be too high. if you do not have the ability to make payments than ask for a short sale or if you do just want to gove up ask for a deed in lieu of foreclosure. good luck in what ever you do, i hope things work out for you.... more

I would price it around $34,000 - based on active listtings - no sold listings showed up in my search - there are 3 other listings on billings st. - one of them listed since August of 2006. - this search was based on a 1/4 mile radius check of sold and active listings since Sept. 07 - personally, unless a buyer really wanted that location, those listings in that radius check appear to be overpriced - that's why they haven't been selling - there are an abundance of lots right now that have bargain basement prices here in Lehigh... more
At least you are getting an offer. You have a able and willing buyer on the other side of the table. What is your home worth, maybe in this market place it is priced too high. I have started almost 100,000 apart on a offer and gradually got the offer within 10-15 thousand. Work the deal, counter the offer with your listing agent and test the waters. good Luck do not give up... more
