When you get a property valuation from a local Realtor they will be able to determine what your price range should be. They do this by seeing what other properties in your general area have sold for in like condition, and in the last 6 to 12 months.
A Realtor can also make suggestions on what things can be done to a home inside and outside to bring you more value. If one of these items is off then your home will sit on the market. It does not matter what you think your home is worth...it matters what the buyers thinks its worth. My suggestion is ask a local Realtor to help you.
