There are reasons homes stay on the market and do not get offers or sold in a timely manner.
Price, Condition and location.
When you get a property valuation from a local Realtor they will be able to determine what your price range should be. They do this by seeing what other properties in your general area have sold for in like condition, and in the last 6 to 12 months.

A Realtor can also make suggestions on what things can be done to a home inside and outside to bring you more value. If one of these items is off then your home will sit on the market. It does not matter what you think your home is worth...it matters what the buyers thinks its worth. My suggestion is ask a local Realtor to help you.

I don't know this area but high crime is a big enough reason not to live there. It also will greatly reduce your property value. Arlington Ridge is a Community Development District. As Alan has stated in a previous answer, you are billed your regular tax bill plus the CDD annual payment on your tax bill. This is true with a number of communities in Florida, including the Villages.
But an additional reason someone's taxes may be higher is because they do not have a Florida Homestead Exemption on their Florida home. In Florida, if your home is your primary residence you can claim a Homestead Exemption which gives you a reduced property tax.
Many of the homes in Arlington are owned by people who do not use their Arlington Ridge home as their primary residence.
I hope you still consider Arlington Ridge in your choices. It is a beautiful Golf community with many amenities for its residents enjoyment.

I agree with almost everything here, but as I've said before...never say "never". As I write this I'm sitting in my beautiful home that I bought as a short sale. It was a nightmare to get the deal to the closing table, but when I walked away from the table I had just bought a home that was instantly worth $150k more than I paid for it, and one that I could never have afforded if it were not distressed. I didn't have to do a thing beyond replacing the missing appliances, and I've never made a better investment in my life. However...that is BY FAR the exception to the rule. MOST short sales are not worth the CONSIDERABLE time they take (mine took 9 months to close!).
An BY FAR the most accurate statement I've seen this year comes from Annette, below, when she says "there is not 'good faith' partner on the other side". B A N K is a four-letter word, and Larry's summation of their arrogance and stupidity are right on the money in 99 out of 100 cases. Best of luck whether you decide to proceed or not...

Hi , I am a homeowner in Leesburg, in my town of Leesburg, its the city and the typical bill will run $ 100 -200 a month depending on the season. Also they provide gas service if that's how you will heatyour water or stove. Seco / Duke are reasonable also .

Remember sewer bills are based on water usage, ANd on Lake you will have seperate school and fire taxes as well as St johns water authority.
