As the others mentioned, for sale by owner homes aren't allowed on Trulia, as this is really a community for real estate agents. I would highly suggest using an agent or Realtor, as they have a lot of knowledge and expertise to sell your home faster and for more money.

For example, I offer complimentary staging to all of my clients, as well as mega open houses, real estate specific photography, marketing, etc. Many realtors bring these types of benefits, as well as important negotiation skills, to the table. You can look into getting a home equity line of credit. Most credit unions out here (Utah) do equity lines with no closing costs. Its like a credit card, you get approved for a certain limit according to the value of the home and you pull money off of it as you need it. Then you will have a monthly payment on the balance of the credit line till its paid off. Hope that helps! ... more

When you say "goes under" ... I am assuming you mean he goes "bankrupt", in which case I would start by looking at the way in which the builder currently has titled his property(s) ... at least the one or ones that you are aware that he owns. Then I would do a title search for any other property found under that same owner's name. It could happen that the builder has spread his properties into other entities, in which case you would have to become a pretty good spy! (almost as much fun as tracing family geneology!) A good title company with a competent attorney could certainly help you with that. ... more
