I think you are thinking about the old tax rules.

Under current tax law if it qualified as a personal residence (2 of last 5 years) ... then it doesn't matter what you do with the $ ... the first $250,000 in gains are not taxed ($500,000 if married filing joint).

If it was an investment property with a gain ... then you could do a 1031 like kind exchange to avoid taxes, as long as you invest the gains in a similar type investment property.

If you don't have a friend for family member that can recommend one, go to some open houses, get a feel for the realtor showing the home, find a few on line that have a bio that sounds like you would work well together, interview several and then pick one to move forward with. When expanding into garage space you not only lose space to park a car or for storage, you also need to make sure the current A/C unit can handle the additional load, and make sure it looks like it was part of the house. These days, many people are doing their own research on the internet ~ so finding someone "right around the corner" isn't as important as finding someone who's truly knowledgeable about the real estate market, trends in the area, and how to market a property. the size of the company doesn't matter nearly as much as the commitment your particular agent is willing to make to sell your house, and to help you find a new home. I'd recommend personal referrals over big name companies...ask your friends who they used and if they were happy ~ and if they were ~ give the person they used a call!

It looks like you are in a tough situation. The good thing about your situation is your live in League City, TX which has a strong rental market. I think a solution for you is leasing your property. You can then allow someone else to make the payments and when the time is right you can sell or move back in.

I am a mortgage professional, but I work with some of the best Realtors in League City and can refer you to one my partners. In addition, if you absolutely need to sell the house I can market it on the internet for free. Just give me a call at 832-338-4561.

In my opinion, now is the time to list your home. I have a Clear Lake listing that has been seen 8 times in two weeks that it has been on the market. I am telling my clients to prepare for everything because it could take 1 month-3months-6 or a year. You are in Clear Creek ISD which everyone wants to be in. A year old home with upgrades if priced right shouldn't have a problem selling. Just be patient in our market. California? LUCKY!!! It's a great state that I visit several times a year! ... more
