I would suggest checking the rental history and references. And ask those references for additional references. Carefully review the credit issues and the time frame. Does she just not pay bills on time or were there extenuating circumstances that affected the credit. Renting can be risky. You just need to minimize your risks so that it doesn't cost you dearly in the long run.
