Hello, I'm a mortgage professional.

With a 580 credit score you can qualify for an FHA loan. You would only need 3.5% down and your even allowed to roll closing costs into the loan using a sellers concession.

I can explain more.

If you have any other questions or would like help with this you are welcome to get in touch with me.

Sorry, you can't have it both ways. You are not reporting income to avoid taxes, the result is you can't document your income for any mortgage.

Solomon Greene answered:
The owner of a property listed as a potential short sale is in the process of petitioning the property's mortgage lien holder to accept as payoff an amount that is less than the actual mortgage balance owed. It is listed as potential usually because the mortgage lien holder has not yet agreed. It would read approved short sale if there had been an agreement to accept less than the balance owed.

These scenarios usually occur when an owner needs to sell, but the property is worth less than the current mortgage balance.

This is a question for your divorce attorney. The biggest issue is the money you would be using for a down payment may be considered joint funds. Also, the lender may not allow a loan since you are married and there is a risk of having a lien placed on the home by your soon to be ex once the divorce is settled. Good luck and I hope your attorney and lender will allow you to purchase now, it is a great time to buy. ... more

There is a buyer for every property if the price is right. It's important to study the solds. If there aren't any in your community you need to find out why. Some condominium communities cannot offer financing due to underwriting requirements for HOA's. I would recommend getting to the bottom of this. You may need reduce your price and attract cash buyers only. ... more

I put in a contract on a forecloser at the start of the year. Now September is almost over and I haven't heard anything from the bank or their realitor in about 8 months. I can't get any information. Tried to hire a lawyer, not one would respond. I don't know what to do. This system is messed up. House has been sitting there forever. I don't have the guts to go see if it has gotten anymore damage. It makes me feel sick everytime I think about it. I moved four times so far because I was too afraid to sign a lease but just said to hell with it and signed one recently. ... more

I would suggest checking the rental history and references. And ask those references for additional references. Carefully review the credit issues and the time frame. Does she just not pay bills on time or were there extenuating circumstances that affected the credit. Renting can be risky. You just need to minimize your risks so that it doesn't cost you dearly in the long run.
