From my understanding and experience, for chapter 7 Conventional loans require 2-4 yrs. Fha loans is 2 yrs. Both waiting periods depend on how you have paid bills and rebuilt your credit since the banruptcy discharge. However if you can prove extenuating cirrcumstances as your reason to file banruptcy, such as sudden illness, sudden loss of income, something was out of your control and that is not recurring the wait time is less. Conventional goes down from 4 yrs to 2yrs and fha goes down to 1yr. You have to be able to prove to the lender with documentation of the extenuating cirrcumstances. Chapter 13 is a little different and the wait time is a little less. ... more

With a 580 credit score you can qualify for an FHA loan. You would only need 3.5% down and your even allowed to roll closing costs into the loan using a sellers concession.
