If you want to move to your new home and need to sell your home in order to accomplish a purchase, then marketing it now is a great idea. People will shop online for months before stepping into a home they will purchase. Once they start looking, they will compare your house to others, and then come back to the best choice. People compare price, location, timing, and conditions or features. Once they put a home under contract, it takes from 30-45 days to close (inspections, loan approval with appraisal, certifications, underwriting, and title are a few details that take time to compile). Allow yourself some time to prepare your house for sale, time for your Realtor to introduce and advertise your home, and time for people to decide that your house is THEIR next house! An average home will sell in approxiimately 6 months, although the market is changing for the better. Price, availability of the home to meet the buyer's timing needs, and the features & conditions of your home help determine how quickly your home will sell.
