Lawndale should not be confused with Lawncrest. Lawndale is the last stop you can make on this end of the city before entering Elkins Park, Pennsylvania. As it is on the cusp of the suburbs you get a quiet suburban feel without paying the high tax costs of the neighboring suburbs. If you are a savvy buyer you can definitely get the most bang out of your buck by moving here. I have lived in Philadelphia all my life with the exception of college and law school and am well versed in most neighborhoods herein. I moved here to be within walking distance to a really nice regional rail station because I work in center city, to be close to a lot of suburban and urban shopping and playing interests. I have lived in Mt. Airy, Bryn Mawr, West Chester, Center City and so on. Lawndale is a hidden gem where costs are affordable and you get the most for your money. We moved here as a couple but have since raised our small children here in our beautiful home with a country feel and plenty big back yard. They attend a fantastic charter school that has an annual wait list of over 1,000 Philadelphia students. With Charters being a free option in Philadelphia it widens the search possibilities when looking for real estate in the City and figure out where you're money goes the farthest. Our street is quiet, family friendly, and frequented by dog walkers, joggers, power walkers, older couples taking a stroll, mommies strolling their babies in carriages. Neighbors look out for one another and are amiable but not intrusive. It is a hidden gem of a Philadelphia neighborhood. To hear more about Lawndale see this link to street advisor:

When it comes to any safety/crime related issues, it's always best to contact the local police department with all your questions, hear all there is to hear firsthand. If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. Real estate professionals are prohibited from steering, enticing a buyer to purchase/rent, or not, in specific neighborhoods.

The property was on the market for 176 days back in 2011, but the listing expired and doesn't appear to have been listed since unless it has been listed as a For Sale By Owner. It was originally listed for $199,000 and they came all the way down to $99,000. If interested in similar properties, the please let me know. Thanks Miguel.

Larry Lichtman answered:
Hi Rahuel,

This house has not been on the market since May 2011. Back then it was listed as low as $99K and expired without a buyer. It looks like the owner refinanced for $174K back in May 2006. So if this house were for sale today, I think it would definitely still be a short sale situation, depending on condition. Some Comps in the area show as high as $220K so it is very block by block and condition dependent. If you see it advertised for sale somewhere now it must be FOR SALE BY OWNER without any cooperation or assistance from licensed real estate professionals. Hope that helps. If you would like assistance searching for a home, please feel free to call me. There is no charge to you for my services.

All the best,
Larry Lichtman
