Many people have already addressed the fact that most of us aren't in the horse boarding business. Are you? If not, perhaps your quest should be for someone who is a professional to lease from you all of your facilities and create a working business model. I'm presently working with one client considering such an option, as well as looking to buy and operate a business from her own home.
She already has clients in mind, as well as her own horses to look after, so the economic projections are less critical for her. She is also very attuned to the quality and layout of horse facilities so as to avoid taking on a great deal of initial expense in rehabbing the property. Because these concerns are so specialized in expertise and somewhat prone to subjectivity, I choose not to advise on them, but rather let her review each property and tell me her thoughts. I stick to meeting her target criteria and helping understand the neighborhoods, sales histories and so forth, which appears to be working well. When the time comes to consider renovation costs of the house I can also provide some assistance, but we still bring in the appropriate professionals for solid inspections and bids.
I recommend that you take these same factors into consideration and consult with your Realtor about everything a Realtor can do for you; but consult with the appropriate professionals for everything else. Your Realtor can likely help in these people as well. If you have any questions about the Laveen community, I will happily provide assistance, as this is my home and I have been quite involved in community groups here. But I can't tell you much about the horse boarding business except to refer you to friends who seem to love doing it and may even make a living at it.

This home is lender owned, and if you are interested in making an offer, the timing is critical ...it is available to owner/occupants through to day, but will be opened up to investors tomorrow. Check with the county recorders office ( you can actually do this on line if you know the previous owners name). There may be an agreement recorded already. If not you can pull some samples from the county records.
You should also check with the title company that handled your closing. They should have found it when they did the title search. This is standard practice for them.... more
