You should be prepared with an application package that includes an application, credit report, overview of your situation, photos of yourself and family, copies of driver's licenses, explanation of any challenges,check stubs, bank account statement with proof of move in amount available, and an offer for a larger deposit or a couple of months rent up front as a concession for working with your scenario. The better the presentation that you put together, the better the chances of getting approved. Remember, when you meet the owner or property manager--be dressed for success--clean cut, put together clothing, angelic children, and even bring Rover so he can say hello.
