Hello Skeeter,

My website has a direct input from the multiple listing service, and you can go there anytime from anywhere and look up foreclosure properties anywhere in Santa Rosa, Okaloosa, and Walton counties. Laurel Hill is in Okaloosa county. You don't have to register--you can fill in your name if you would like some help, but the information is free for the taking. Feel free to go take a look and let me know if I can be of any assistance.

Have a great day!

Karen Butler answered:
It's sort of like a limited warranty. They may not have clear title to the property. It is always a good idea to do your own due diligence in checking with a title company to see if there are other liens or claims to the property or "clouds" on the title. That's why there will be no disclosures, and REO contracts pretty much say "I know nothing about nothing, and you can't hold me liable for anything!" ... more

You are correct, they did buy it recently. They could be using it for various other reasons, to include office space. Or to create a new branch, or even to renovate and resell. But it is not currently being re-advertised for sale. It will not be advertised as a REO, an REO is Real Estate Owned by the Bank after it has been foreclosed on. Once it is sold, and if they decide to re-list it, it will just be for sale. But will be listed at the market value, not foreclosure value. ... more

Just to balance out this line of answers,
The business model that Realty Trac uses is that there are people, potential investors, that want to get a "deal" Some of the same people that post those signs by the freeway on ramps "We Buy Houses" use Realty Trac as a way to find out when a homeowner is in trouble.

Taking the optimistic side here, they can go to someone that has had a Notice of Default issued, and perhaps "save them" by buying the property, sometimes with cash, closing quickly, and the owner avoids a foreclosure.

Realty Trac offers monthly subscriptions where you can get more information on these homes. They definitely have a niche market.
