We need a little more information in order to answer your question.

Are you saying you need to bring $5,500 to closing after the 6% seller assist? If the answer is yes then I would agree with you, the closing costs are too high.

Your down payment will be $3,045 so it "looks" like your closing costs are $5,500 - the down payment of $3,045 =$2,455 + the seller assist of 6% (or $5,220) =$7,675 in closing costs. That's way too high for a purchase price of $87,000.

Ray is correct. But let me explain a little more.
When a loan is underwritten thru Fannie Mae or FHA the automated underwriting system ignores items that are disputed on the credit report. Therefore the underwriting system is not underwriting the loan with all the correct information. That disputed trade line may actually affect the underwriting decision and so all lenders that put loans thru Fannie Mae, FreddieMac, FHA, USDA or VA requires that there be no disputes on the credit report. I do not believe that there is a Federal Law addressing this situation ( but I have been known to be wrong although don't tell my wife I said that!).
As for removing the dispute, you can call the creditor and tell them to remove the dispute. Ask them how long it will take to report to the credit bureaus because it needs to be reflected on your credit report. Sometimes it may take a month or two. Ask you mortgage lender how to rapid rescore your credit report to remove the dispute. The company I use charges $40 per tradeline PER BUREAU to rapid rescore the credit and it takes 2 to 4 days.

It's a service that I provide to my customers to speed up the process. One of the many advantages of using a broker over a bank!!!!
