Unfortunately,... A credit check is typically one of three reports that are run when you put in an application.

The property management company will usually check Credit, Eviction History and Criminal Background.

However,.. I have found that a letter of explanation submitted with the application can go a long way in getting accepted.

If you credit got hit for extraordinary circumstances,.... Medical,...Short Sale...Divorce Etc and you can prove a strong comeback.... It has been my experience that you may have a better chance of getting accepted by being upfront with any past transgressions

This is the consequences you face when you decided to withhold rent. If you had paid the rent, you wouldn't be frustrated now. You need to realize landlords are running a business and don't want tenants like you who won't pay rent if something goes wrong.
Next time, if you ever find a place to rent, don't be a jerk. There are other options besides not paying rent.

There are listings in the MLS called "Courtesy Listings" where the Realtor puts the listing in, but the property is being managed by a owner-landlord. You may have success paying a few months up front or giving a large security deposit.

A lot of Landlords will not accept pitbulls. Disclose it to the LL before submitting the application and app fee to see if they will even consider it. If they will then submit the app. If not then you just saved yourself some money and move on to the next.

I have pit as well and he is 13 years old. Best dog I have ever had. the problem is there are a lot of pit owners that don't raise them right so they have rep for destroying properties or attacking other animals/people and causing law suites. most PM companies and Property owners do not want that liability.

I also recommend getting an insurance policy that covers the dog. You can provide this to the owner and try to easy their fears.

In the state of Nevada the lease runs with the property. This means they can not change your rental rate until your lease is up. 45 days before the lease ends they can send you a rate change. If your on a month to month basis they still need to send you 45 days notice of the change. Born and raised in Las Vegas, I have been a property manager for over 15 years.
