You can plug in an address and see what recent crimes have happened in that area. I completely understand your question as I have had the same question in the past.

After some research I've come up with the answer it is what it is. There is no rhyme or reason as to why that is.

What I can tell you is the difference is 5% to 10% at the most.

I can provide you my actual numbers.



In 2010 we were running a 90% occupancy rate. It fluxuated between 90 ad 100%.

This is for both single family and multi unit. This is based on 26 properties my business partners and I on in Las Vegas and we manage an additional 300. Vacancy period was between 10 to 60 days depending on what time of year.

It's pretty cool once you get used to how it works. To start, simply enter a property address at the top to search. When that specific property's area map opens, you can adjust the criteria by using the tabs above the map for crime types, dates, etc. The date will only go back for the past six months, but if you use the same criteria consistently it will give you a great idea of how much relative crime there is within a certain radius of a given address.

I like to search by zip codes myself. You can plug in the address as "89102, Las Vegas, NV" and pull up everything within a mile radius.

If you are truly concerned about crime, you may want to locate lower crime zip codes first and then look for homes within those zip codes rather than looking for a home first. You can go to this site and search for homes by zip code:

Don't focus on what the home is listed for but rather what is the comparable value. Any competent agent can provide you with a free Comparative Market Analysis on the property. From there you will have a ballpark idea of the homes value. From there you will need to decide what you wish to offer. Your agent should be able to tell you a general idea of what the home will sell for based on current market conditions.
