Inventory is low and cash is king, HOWEVER, you can still get financing deals accepted as long as you have the extra cash to bring to the table to pay for the difference between the appraisal value and the agreed purchase price as homes are selling above appraisal value.

A few things to consider here.

First, do you qualify for a mortgage? If yes, why not et the most out of your capital and use a mortgage which today can be obtained for those who qualify at little interest almost like free money!

If it's an investment property, your return on investment and capitalization rates will be much higher when you finance!

Also, you may come across many properties that are cash only, whether that's what the seller chooses or the property may not qualify for a mortgage (e.g., a property with excessive mold, or a condo complex not approved for financing by Freddie and Fannie.

There is no norm for property management companies - you have to compare fees for services rendered and each one is a bit different. There are some companies that charge for every little thing in addition to their normal fee and there are others who incorporate everything in one fee so you don't have to worry about the nickel and dimes. I own a small property management company that is full service and I take care of both my landlords and tenants and specialize in catering to their individual needs that larger companies can't do. I work directly with investors in purchasing their properties after evaluating their rental potential and set up their individual accounts as they need them. We provide you with a personalized experience, we are your eyes and ears, we don't just look at the property for our out-of-state buyers, we provide additional detailed photos with a DSLR camera, so you can really see what you're getting into... Also, myself and some of my agents have specialized in OSHA in the past, and we're also trained by our home inspector, so we know what we're getting into before we make offers.

During normal business hours, we have a maximum 3 hour response time to newly listed properties.

If your I-94 contains a specific date, then that is the date by which you must leave the United States.
