Yes, if you're in a casino all those bells ringing as the slots are paying off those other people are noisy. Of course, if those bells are going off on the slot machine you're playing, that's not noise; that's music.

I live in California, in an HOA. My home is next to a drainage ditch. The water channels under the street I live on were plugged up in 2004, when a big rainstorm hit us in Victorville. I was flooded in the yard because a wall of water came over the street and reentered the drainage ditch from my property. A street facing my property was the second source of water, that flooded my home itself. Water flowed down my driveway, into my garage, creating a pool of water 3' deep in there, and 5" inside the home. You have to take into consideration the way the water drainage system is maintained, and other factors such as other sources of water flow. Pray that the retaining wall is higher than the water flow level in a storm. ... more

I believe I am correct in saying you can smoke in the casinos. You cannot smoke in restaurants. You can smoke in bars. If there is a bar in a restaurant, you can smoke at the bar but again, not the restaurant.

Summerlin and Centennial Hills both sit higher than the rest of the city. So those areas normally don't have flood issues. There are flood zones everywhere in Las Vegas. Check the grading of the home you are interested in to make sure water won't run into the home.

1. There is not one specific neighborhood or area that you can get the best investment in. There are many of them that will give you a better cash flow and 7-12% returns on your investment, but it really comes down to a more precise description of what you are looking for.
2. School information can be found on Clark County School District website www.ccsd.net and you can do further investigation for our blue ribbon schools as well. Again they are scattered throughout the valley.
3. For the price range of $30-50k you will be looking at condos or older single family homes in specific parts of the valley. I would like to discuss this further with you and analyze the return difference on each of those options for you... HOA vs. No HOA,repairs needed, carrying costs, etc.

Don - I would suggest looking at the master policy and asking your insurance agent to look atthe master policy. If the interior is not covered, interior being plumbing fixtures, countertops, cabinetry, I would recommend getting a policy that would cover these items. If there were to be a water leak from a unit above, you would need your own insurnace policy to cover any damage. Furthermore, some of these polices also cover your pro rata share of any deductible on the Master Policy for common area remediation. I always recommend that my clients speak with an insurance agent.
