Rather than look at crime charts and maps I take it upon myself to do my own research.

You're trusting someone else to give you accurate data. Go look at the property, walk the streets before you buy. What does the area look like after 5pm and on the weekends.

If you are not on the lease then you presently have no legal rights in terms of staying in the property. However you do have legal rights as the mother of his child. If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. Real estate professionals are prohibited from steering, enticing a buyer to purchase/rent, or not, in specific neighborhoods.

Agents can not tell you one neighborhood is better than another it is called "steering" and it is illegal.
