If an agent really wants to make a great career as an agent they have to understand the franchise real estate offices top agents do 99% of the deals so new agents see this so this is what attracts agents to join. When they finally join they are paying 100-150 a month in fees. When they close their 1st deal after 15 months (1500+ ) they get their 70% of the 10,000 but still have to pay out broker, office, franchise, tc, and file fees. Comes to about 20%. Agent will net a50/50 % split then pay their 150 office desk fee again.
I offer a 90/10 split I pay EO and buy cards and 2signs. We brand the agent and the colors they want not my brokerage name. This is about making agents true business owners using their name since they are the one who brings in the business.

This is a company out of California. They built only a few communities in Las Vegas NV. They are still around.

Target a key neighborhood where you want to be seen and start farming it with direct mail, sponsor a neighborhood event, sit an open house for an agent that has a listings out there...anything and everything you do to gain visibility works. ... more

Sellers want an agent that is actively trying to sell their home. They want to see advertisements, open houses, e-mails, phone calls, and flyers. They want an agent that is aggressively doing what she/he is paid to do. Sell that house! And it's nice to give a monthly update on activity or lack thereof. I think I am in the minority here but I think charging an upfront fee is a horrible idea. We sell real estate...and we are compensated for it quite nicely. I have to think that if someone were to charge an upfront fee, here in Vegas, they would lose clients. There are 13,000 +/- members of the GLVAR....I think most would be happy to take those clients for free. I never charge an upfront fee, never make anyone sign an Exclusive Buyers Agency agreement...I let my work speak for itself.

I also have to say I think real estate is great right now. More homes were sold last month than any other time, with the exception of 1 month. Approximately 4000 sales last month. The economy might be bad but real estate is moving quick.

Just my humble opinion...

If she just bought another house, I don't see how the bank would see her as being in a hardship situation. All the answers below are correct. I have a lot of experience with rental properties, and just lke real estate 101, desired location and right price and you will find a tenant. Most condos do need to be pruchased cash and they may have restrictions so you need an experienced REALTOR help you thru the whole process.
