Here are MY THOUGHTS on the matter:
We need to return to a free market in order to balance out inventory and have a true recovery. Prices are artificially rising because ab 284 has artificially decreased supply (inventory). Right now demand is so high it would absorb most of the new inventory should ab 284 get amended. By creating another bill like sb 321 it is going to keep inventory low artificially and create opportunity for new home builders to build more new homes. We don't need more new homes. We need the ability to sell the existing default homes. By manipulating the supply like this bill proposes we will only be adding to the supply when in reality we need to be working on selling the existing supply that is untouchable currently. When will politicians learn that more regulations and restrictions are only making things worse. Last year some neighborhoods appreciated as high as 30%! That is unhealthy growth that we have not seen since the bubble. Leave sb 321 as is and amend ab 284 and release the inventory so we can actually recover!

This enables us to generate our own leads and not to be reliant on another party.

Our broker here really cares about the success of his agents and has an open door policy.

Also,...sponsoring other agents brings in residual checks....That definitely comes in handy between closings.

Always pre-qualify the customer, even if they are not qualified, asking personal question can help . Always trust your instincts and dont meet unless you have a warm and fuzzie .

Asking a few simple questions such as name, and cell phone number will weed out some of the weirdos. Call the cell phone on the way there to make sure they gave you a real number. Also, on the phone mention another person that might be joining you (fellow agent) and/or mention that you have another showing immediately following this appointment.

Here is a cool product.... Flashlight stun gun.... we all know we need flashlights during showings. Just don't let the customer play with it.. ouch

If you like real estate and can see yourself doing it as a long time a career go get it! More education the better. This license will give you the ability to save money on all of your personal investments as well as all your commission work.

While attending school try to figure out what niche in real estate you would like to specialize in. Too often time people want to get their license and do it all. I recommend starting in one specific part of real estate and doing it very well.
