You need to be careful in purchasing vacation rentals in Las Vegas. Short term rentals are against the law in the unincorporated area of Clark County (anywhere South of Sahara) Penalties begin at $1000 per day and may include up to 6 months in jail.
In the city of Las Vegas, vacation rentals are monitored. You need to apply for a permit to rent your property as a vacation rental. Approval can take up to one year as the area is taken into consideration and neighboring residents are contacted as to whether they have objections to short term rental activity in their neighborhood.

There are good deals all over the valley. Depending on your price range the North side of town is generally a good place to start.

Give me a call. I always have owners who are willing to sell below retail for a cash deal.

Here are some questions you need answers for:

1. Do you need cash out to flip another property?
2. What is the rental market now and in the future? (very good for next couple of years)
3. How much, after taxes, will you actually make?
4. Will you sell it using a 1031 exchange?

Best of luck,

Erika

89115 is not a fabulous area, however, it is close to Nellis Air Force Base. Typically the folks stationed at NAFB tend to rent a bit further west from that location, more around Pecos/Tropical, Pecos/Centennial area which is actually NLV. The entire city is under the same school district, however, again the quality of school/teachers just varies from one neighborhood to the other.
I would suggest checking LVMPD.com for crime statistics in the area you're looking as well as CCSD.net for information on school rankings in the area.

Also, you can checkout the neighborhood link I have provided. It has 10 of the more well known communities that would be good to invest in.

Hi,

In my opinion, you should be looking at listings for both property types and then focus on getting the best deal. Finding a motivated seller should be an investors main focus on any purchase. Do you know what kind of ROI you want on this rental?

We have a program that shows all distressed sales in the area. If you would like to discuss this in greater detail, send me an email at erika@bentleyrealtygroup.com.
