Ultimately, it is the seller's responsibility to disclose the rules and financial condition of the association (HOA). The purchase contract usually specifies who pays for the HOA package. If an agent really wants to make a great career as an agent they have to understand the franchise real estate offices top agents do 99% of the deals so new agents see this so this is what attracts agents to join. When they finally join they are paying 100-150 a month in fees. When they close their 1st deal after 15 months (1500+ ) they get their 70% of the 10,000 but still have to pay out broker, office, franchise, tc, and file fees. Comes to about 20%. Agent will net a50/50 % split then pay their 150 office desk fee again.
I offer a 90/10 split I pay EO and buy cards and 2signs. We brand the agent and the colors they want not my brokerage name. This is about making agents true business owners using their name since they are the one who brings in the business.

The FHA Streamlined 203K version allows for up to $35,000 in non-structural renovations whereas the Standard version can be used for almost anything. Both are limited to the maximum FHA mortgage limits in your county. Both are based on the purchase price plus the cost of improvements.

89115 is not a fabulous area, however, it is close to Nellis Air Force Base. Typically the folks stationed at NAFB tend to rent a bit further west from that location, more around Pecos/Tropical, Pecos/Centennial area which is actually NLV. The entire city is under the same school district, however, again the quality of school/teachers just varies from one neighborhood to the other.
I would suggest checking LVMPD.com for crime statistics in the area you're looking as well as CCSD.net for information on school rankings in the area.

Also, you can checkout the neighborhood link I have provided. It has 10 of the more well known communities that would be good to invest in.

It's important to note that some companies have more than 1 property manager. A stable company with accounting and support staff is one part of the equation. Having a dedicated, responsive and "hands on" manager is the other part.

Did you sell your townhome yet? If you haven't consider using a flat fee service broker to keep the most equity in your pocket. I researched several in the Las Vegas area and sold my home (2 actually) with Vegas Flat Fee. Enrique was great, gave me the comps on my property and assisted me all the way through. My properties received maximum exposure and sold within weeks even though one of them had a long term tenant.
