Failing to live up to the terms of a contract usually results in default. The contract should spell out how to deal with each default. Probably a good question for an attorney.

As has already been said, your lease agreement is still valid no matter who the owner is.
However, remember that your lease agreement has a fixed term (usually 1 year), after which they can choose to discontinue the lease. Has your lease agreement expired?
