You would be better served to address your question directly with the Las Cruces Public Schools. Realtors are hesitant to provide school information because districts are often re-mapped. http://lcps.k12.nm.us/ ... more

It can depend on the type of appliances (e.g. gas or electric), the type of cooling and heating system, the amount of people in the home, etc.

You may want to try calling the local utility companies to see what information they can offer with regard to averages.

He will need to continue paying the fees as long as his trailer remains in the park, when he sells the trailer the fees will go to the new owner of the trailer.

The park owners or manager should be clear and upfront in responding to his inquiries concerning his trailer sale and fees.

It is a challenge to sell a trailer for anyone.

Hi Marlene,

What type of loan did you use when you first acquired your property? Also, what was the zoning for the area when you purchased it and has the zoning changed? How long ago did you purchase it?

You may be able to refinance with a Conventional Loan, but will depend on a few factors. Speaking with a mortgage specialist will help break down all your options.

Trevor Curran answered:
Good morning,

If your credit score is below 640, it is unlikely you could be approved for mortgage financing at this time.

Meet with a Local Mortgage Banker to get prequalified for mortgage financing. The Mortgage Banker will review all facets of your loan request to answer your questions with regards to the types of loans and maximum loan amounts you could qualify for.

Good luck!

Lyn Haston, Real Estate Pro in Las Cruces, NM
Sun Jul 15, 2012
Lyn Haston answered:
You can offer less than asking price. Keep in mind that short sales usually have more than one offer and you should evaluate the value of the property and how much you are capable of paying. If there are several offers, often the Bank will come back to all parties and ask for a highest and best offer. Remember the best offer may not simply be the highest. It depends upon many factors including whether it is cash or a loan, pre-qualification or not, length of time to close, and many others. ... more
