There are many variables to consider when determining how much to pay in rent. The first is how much you personally are willing to pay for a property and what traits you find valuable and desirable. Charactersitics that give property value include location, square footage, lot size, number of bedrooms and bathrooms, age of the building, ammenities that may come with (if it is an apartment/condo building), and so on. Figure out which traits are most desirable to you and determine if the price the property is listed at is what you are willing to pay in rent. I would use the map function of your target area and locate those similar properties that have been rented within the past year and do some averaging and adjusting.
