The property is listed as owned by Indian Springs Colony First as of last August. My best guess is that since it was previously in a Trust name the owner may have passed or walked away for various financial reasons. Sometimes HOA or Condo associations may foreclose on a property due to unpaid condo fees. The problem is that it may not be a clear title, since the other liens (i.e. mortgage) are still attached if they exist. Why would an association do this? Sometimes to be able to rent it out and try to make up for lost revenue until the bank forecloses. This can take time, sometimes years because once the bank forecloses they are responsible for the taxes and monthly fees (and 10 or 12 months in arrears). Until the bank or lender is ready to put it on their books and sell it, they may turn a blind eye on the Condo or HOA association. If there were no other liens on the property then the Association could re-sell it.

The average electric bill can range from $75 to $120 depending on the size of the unit, the windows, and also the age of the A/C unit. Of course the newer of the items the lower the cost. Water runs from $35-50 per month again depending on the amount of tenants are in the unit. Gas is usually under $100 per month. Hope that helps.
We actually have 2 1 bed, 1 bath units in a four-plex available for immediate occupancy. There are located at 4910 68th St N in St. Petersburg, FL. The rent is $850 with all utilities included! Please call me if you are interested in see it or have any questions.

This Townhome is available. It is a short sale. My first question is do you have a time line that you need to move by. If so, whether it's 2 months or 12 months, if you have a deadline you may not want to look at short sales. There is no guarantee they will close. If there is one loan, it may have been split among multiple investors. If there is more than one loan it get's tougher, because all parties must agree to the terms. Sometimes if the debt is not forgiven- which is not always forgiven or at least not all of it- the Seller backs out at the last minute....and the Buyer has wasted months waiting.

If you are serious about purchasing a property, interview full time professional Realtors, find one you are comfortable with and sit down and have a consultation regarding the different types of properties available and what each type of sale entails, so that you can decide up front what types of properties you want to look at. Usually 55+ communities are strict about the age requirement, and if they do allow a small % of owners to be under 55 they often save it for inheritance cases. I have put in a request to find out.

This unit does say owner financing is available. If you don't have any downpayment, but your credit score is good the owner may consider it. Usually it is at a higher interest rate than market, and the seller may demand list or list plus. Do you know what your credit score is?

The house was scheduled for foreclosure auction 5/14/13 and purchased by Bank of New York Melon FKA The Bank of New York as Trustees for the Certificate Holders of the CWADS, Inc Asset backed Certificates Series 2005-1.

They were the plaintiffs and are usually the Buyers too, since anything bought at these auctions is not free and clear. It comes with all liens still attached. It could be anywhere from 30 days to 90+ before the lender puts it on the market as a REO (Real Estate Owned or Bank Owned Property).

This property is actually not a listing, or on the market for sale at all. Many of these websites (Trulia, Zillow etc) will just pull information from the public records and that is it. The reason for them doing so, is to simply show basic real estate stats and info. so people can use it as a reference. How accurate are they, that's a whole other story! That's why, as a Realtor, it is SO important to educate buyers and sellers. There is a lot of misleading information out there.

Hope this explains why this property is on the site, and how/why they got that info. Not for sale, just simply regurgitated info.!
