What's the rest of the question?? If you're talking about an owner financing situation or "rent to own", DON'T DO IT. This really only benefits the seller, not the buyer. If you do go that route, make sure you have an attorney writing the contract for you. But if you're getting a mortgage, the seller really doesn't dictate what kind of down payment you should have.
