Some folks that answer your question may not be aware that this property is being auctioned on March 20th. There is a period of time that a potential bidder has to inspect or have the home inspected by a professional. If you have not been through an auction you had better get someone to represent you in the bidding process. An auction has some different rules than a normal sale. ... more

The home is for auction and that is the base bid. Not a short sale. 5%premium applies. It will bid on site March 20th. Do you need a representative?

It depends on your credit score and passing a background check.
You might find it hard to get an Apartment, because they have strict qualifications, you might also want to check indevidual owners investors who might be able to work with you but under normal conditions you need to make 3 times the rent combine monthly income to even have a chance of Qualifying.
Good luck..

Lou Molnar answered:
You should have disclosed the 203k financing when you made your original offer. Ask the mortgage people if they will allow 203k financing for an auction home. Also, contact the auction agent to see if their client will accept that type financing. Finally, what is the condition of the home ie how bad is it? And you will have to decide if you want to keep chasing this one or move on to another. ... more

Lisa Reeves answered:
The home is actually already available online from the corporate owner. Regarding a 203K you would only be able to do up to $35,000 in repair so if the home has more than this it would be hard to qualify for FHA requirements. The home also would require lead based paint since it is built in 1975 which would increase the costs of repair. There may be a rehab loan allowed since the corporate owner has a lender to pre-qualify with. ... more

Lou Molnar answered:
This home is far away from foreclosure if the only thing done is a lis pendis filed. There is no address shown nor does it show any bedrooms. These are typically accessed by third parties going through the public records and in my opinion do a disservice to potential buyers by misleading them. My suggestion is to get affiliated with a good Realtor and let them do the searching for you as there are a lot of good legitimate buys out there. They can cover your back. ... more
