Any agent can create a Street specific search for you. Just go to the green Trulia bar on top of the page. Click on Find an agent, in Land o lakes. E-mail one or 2 of them with what you need. Over in Dover, home onwers are located across the street from acres and acres and acres of Orange Groves. Every Feb, they take measues to fend of frost and every spring they treat for instects....and home values remain the same.
You will discover, if an identical community can be found that is beyond the influence of services such as waste water, fire deptment, police station, hospital, traffic, recycling, school bus depots, elementry schools, middle schools, high schools, water towers, cell phone tower, communication towers, above grouund utilities, high power lines, flight paths, random pedistrian traffic, above grade, not in storm water management system...the values WILL BE HIGHER.
Sounds like the LOL home isn't right for you. Keep looking.

Although the commission rate is technically negotiable, most agents expect to receive the standard percentage (at the very least!). If you're not yet working with a Realtor, find a Realtor to help you with making your offer.

It's not possible to buy any property in Tampa Bay below market unless you are paying ALL CASH and taking a lot of risk and buying at the foreclosure or tax deed auctions from the Clerk's office. You will not get clear title on those, will not be able to inspect and may also have difficulty removing the current tenant or owner from the property.

Also if you can see past the "ugliness" of most HUD owned properties you may be able to get an FHA 203K renovation mortgage to turn a sow's ear into a silk purse! Also only $100 down on FHA with HUD owned homes--you will have to pay ALL OF THE CLOSING COSTS so it's really a minimum of 2% down.

Good luck! It is a Seller's Market right now and with so many CASH investors from Wall St. your best bet is going after a property restricted to an owner-occupant, or Freddie Mac, you can't rely on Freddie Mac's website to be up-to-date so have your agent do a search for listings with Freddie Mac in the description.

This will vary from property to property.
In this region of Florida, the seller normally selects the title company and pays the majority of the closing fees. If the property is located in community with a HOA “Homeowner’s Association”, there could be a transfer or initiation fee.

When I represent a buyer, I contact the title company and request a estimated closing statement called a HUD1. This will break down all the fees associated with closing and show what fees are being paid by each party.
