Stephanie Leon answered:
This means the property does not need to appraise in order to obtain the loan.

If you are putting down more than 20% or buying using a Homepath loan a lender's underwriter may waive appraisal contingency.

Ask you lender to explain in more detail to you.

Good afternoon!

According to the listing agent, there is no garage at this was converted to an inlaw suite. However, the sellers have obtained quotes to build a detached 2 car garage at the end of the driveway. It ranged from $15,000-20,000.
Please feel free to contact me if you have further questions/interest.

Russ Addie answered:
There are a number of factors that effect appraisals most of them being comparable home sales. In 2009, appraisals would have been based on many home sales in late 2008-09, which was the top of the market in terms of pricing. Over the past few years with drops in home prices, appraisers started to use homes that had sold within about 6 mo. and many of not all of those sold at lower prices then in 08-09 so the “value” would be lower. Fortunately, home prices are climbing slowly (slower then the drop) so value is coming back but appraisals are always based on past sales so the slide in prices over the past several years has affected your homes appraised value.

If you have additional questions or would like a comp to see exactly where you stand, please call me…. Russ Addie Coldwell Banker Select Professionals 717-898-9509

Without an agent looking at your home and doing comps, it really would be hard to give you a flat out answer in a forum like this. The market here in Lancaster has changed quite a bit from 2007 till now so for you to have a good idea of the price point an agent would place your home at..definitely have a good cma done by a realtor or an appraiser. Note that an appraiser going out to your home for this purpose is not as detailed as an appraiser going out for a buyer's mort company. Appraisals don't tend to hold water very long...And the cost is about $275.00 for this kind of appraisal. Hope this helps..Good luck. ... more

Hi Sonora,
As long as you price your come correctly, it should sell within a few months. It does depend on where your condo is located and how many homes are on the market that you would be competing against. Also, depending on how many buyer's are looking in your location and price range at the time you are looking to sell.

Please feel free to contact me directly for more details. Thank you 717-682-1266

Consider having this discussion with your agent, he/she can best advise, as none of us can accurately answer as to the time it will take to sell--do review your list price and make sure you are very competitive--keep in mind that a home is worth what someone is willing to pay for it, not what the seller needs or potential buyer can afford to spend--market conditions do matter. ... more
