Land contracts are good for you, as buyers, but bad for sellers- Most sellers avoid this type of sale because you, the buyer, have what is called an "equitable title interest" in the property when you make your 1st payment- IF you stop paying, the seller can't sell the property without getting your consent as well- I'd recommend what is called a "Lease to Purchase" or a "Lease with an Option to Purchase"- If you have approx. $5,000 the the Lease to Purchase is for you- As a licensed REALTOR, I've done a lot of these in this area- If you have a question, please contact Phil Sheldon, 740-215-8333- ... more

If it is your property, I don't see why not. I don't think many cities require a permit for something so small. If you belong to a homeowners association, then they probably have some rules. I would check before starting any work.

If your looking in the Fairfield Area there are many options for your financing. Alot of people forget about the USDA loans which are a $0 money down. The home must be in the eligible area which alot of Fairfield County is. You also have to make under $78k in that county as well. If those things apply to you then your score fits the program as well.

The area is very close to shopping, schools and major chain restaurants and stores. I'm sure if you like to be close to everything but want the feel of the country you will enjoy living there.

The property at 717 N High St, Lancaster is not currently on the market. If you will look directly to the right of the titled address, you will see 'Public Record'. This is explained by Trulia as "This property was previously listed for sale on Trulia. The listing may have been withdrawn. or the property may have sold but Trulia has not received a record of the sale and details of the transaction from available public records." Simply put, it is confusing to potential buyers and frustrating for Realtors.

I would be happy to do a personalized property search for you through the MLS that Realtors use. This would give you 'real time' information that matches your criteria. I can sort it by school district/town/city, price range, minimum number of bedrooms, and if you want outside of town I need the minimum lot size (i.e. 1AC) from you. I have found that the fewer items on your list, the more listings you will receive and then you can pick and choose what might be acceptable. Your first email would have all current listings and then subsequent emails will have new listings, price changes, status changes, etc.

I have lived my entire life in the Lancaster area and have been in real estate over 30 years.
