If you cannot locate your landlord, open an escrow account at your local bank and deposit your rent into that account on the due date each month, without fail. Send a letter to the landlord at his last known address by Certified Mail and by regular mail, informing the landlord that since you were unable to locate him (or her), you are depositing your monthly rent check into the escrow account.
By taking these steps to protect yourself, the landlord cannot charge you any late fee, nor can he claim that you are in breach of the lease for non-payment of rent
