I look at it as a reference point only. If most homes are selling say between $275 to $295 per SQFT, then something price at $300+ per SQFT may be high. ... more

In Massachusettes all offers have to be in writing. Because the seller refused to sign the offer I don't feel you have any recourse. I understand you are upset but it looks like the sellers agent did her/his best. Ssince the seller isn't responding there was nothing he/she could do. Situations change and the sellers may have also. Remember the agent also lost a commission and may have put in countless hours on this listing also. No winners here. ... more

If you go to Town Hall BOH office, and ask to see the file for this address: you will find that the Title V inspection has failed. The next step would be a percolation test. After that, it costs thousands to have an engineer design the septic plan that will be installed in the future. Then the proposed plans must be approved by the Town. Then you get estimates from installers so you know how much it will cost you to repair/replace the septic.

This home was offered for sale, over last Spring, as a 'short sale'. This means that from the seller's current market value of the home, there will be a shortage from paying off his mortgages. The sale will require the owner's lender's approval, (that they will accept LESS than the payoff amounts). Since that hasn't happened in the last six months, the mortgage may be in default. If you research in the public record about foreclosure notices, you may find more information about how to proceed.

Why not ask the owner if it is available? Maybe their financial situation has improved, and there is no longer a reason for them to sell it?

Depends on what price range it will fall in. If you are under $300,000 and the home is in great condition, it will sell in no time. If you are in the low $200,000's it can go within days... if you are over $300,000 then it will sit on the market for a little bit.... but if priced correctly it should go in under 6 months for over $300,000--- you will have some competition, but the homes that have been on the market for a while are old news, and buyers are just waiting for "fresh blood" or homes to enter the market, so you will get a lot of action if priced correctly... and if someone likes it and thinks the value is there you are SOLD!!
