The best thing to do is look at other comps in your building, and price it accordingly. If your building is highly investor based, then that's who you would want to market too. With that said, I would expect lower offers than the surrounding area. ... more

Have to agree with Cindy's reply. Also, as a small complex 5 months delinquency is a great strain on the operating budget. Not sure how things work in other states, but in Connecticut the association would have started foreclosure proceedings 3 months ago. Unfortunatly if the unit goes into foreclosure, the value of your unit is adversly affected. But, by doing nothing the desirabilty of your complex is negatively affected as the operating budget will most likely require a common fee increase to support the delinquent owner. Double sword! I forgot Elvis we are in 2 totally different areas of Chicago even though both on North Side of city. Far NW is almost strictly SFH's as opposed to alot of condos near the lake. This would be why Summer is very busy over here and not by you because the single people or couples with no kids are enjoying their Summers and not trying to find a home before the kids go back to school. LOL
