Sorry, but you are unlikely to find this in the Lake Nona area. In Florida any rental of less than 4 months is considered a tourist stay and attracts tourist tax on the rent. Best bet is to go to one of the many apartment complexes in the area and see what they can do. ... more

If that is the area next to Canvas on the north side of Tavistock Lakes it's going to be townhomes from what Ashton Woods told me. Pulte will also be building there. That section is going to be 3 story townhomes. Ashton Woods will be starting to build there next year. Currently waiting on what there offerings will be, I'm told there are going to be similar to a development they have in Lake Mary right now. ... more

Randal Park is wonderful and a great bargain over Laureate Park. Don't get me wrong, Laureate Park is lovely, but Randal Park is established and has great community functions. I am not sure how many David Weekly homes remain, but I am sure there are a couple and, additionally, a couple for resale. Randal Park and David Weekly are the best choice in Lake Nona. ... more

Why David Weekly... best built! Why Randal Park... better amenities than most communities, not as pricey as Laureate Park. No brainer, in my opinion.

Randal Park, in my opinion, is best. All the homes, especially the David Weekly, are great. Not as high priced as Laureate Park and better location (close to 417 and 528). There are some great deals, there. Especially resales that I have observed. ... more

Hi Rich, do click on my picture and review my expertise in the area. Both Randal Park and Storey Park are good choices. In the longer term, Randal Park is going to be a nice community with a clubhouse and pool complex, while Storey Park is aiming for a bit more than that mixing in eventual commercial. In terms of the builders, Mattamy at Randal Park does have a lot more design options for the interior than does Lennar in Storey Park. So if that is a goal you have then it's Randal Park.
Interesting comment about Starwood (I assume you mean Starwood Land ventures). They don't build, just develop land for all the production builders. They do use CDD's, which does add to the real cost so keep an eye on that. The info I have been told is that Lennar will be doing a lot of building on the southern part of Innovation Way. Enough land for 7,000 homes was the number I was told.
Sounds like you are leaning towards new construction. Do take your own agent with you. The sales people at the builders are nice folks and I know a lot of them well. But, they do represent the builder, not you. None of the big production builders will give you a better deal because you deal directly with them, so keep that in mind.

Let me update this. The market has settled a bit now that there is a lot more inventory. Basic apartments over 3 car garages are now going for around $1,000 a month. I do have an investor who closed in June on a house with a garage apartment which was very nicely done up (to my wife's design) and it rented for $1,200 a month in just a few days. He has to sit on the house for a year, but this time next year I expect the two together will pull in close to $4,000 a month. ... more
