That section is going to be 3 story townhomes. Ashton Woods will be starting to build there next year. Randal Park is wonderful and a great bargain over Laureate Park. Don't get me wrong, Laureate Park is lovely, but Randal Park is established and has great community functions. I am not sure how many David Weekly homes remain, but I am sure there are a couple and, additionally, a couple for resale. Randal Park and David Weekly are the best choice in Lake Nona. ... more

Hi Rich, do click on my picture and review my expertise in the area. Both Randal Park and Storey Park are good choices. In the longer term, Randal Park is going to be a nice community with a clubhouse and pool complex, while Storey Park is aiming for a bit more than that mixing in eventual commercial. In terms of the builders, Mattamy at Randal Park does have a lot more design options for the interior than does Lennar in Storey Park. So if that is a goal you have then it's Randal Park.
Interesting comment about Starwood (I assume you mean Starwood Land ventures). They don't build, just develop land for all the production builders. They do use CDD's, which does add to the real cost so keep an eye on that. The info I have been told is that Lennar will be doing a lot of building on the southern part of Innovation Way. Enough land for 7,000 homes was the number I was told.
Sounds like you are leaning towards new construction. Do take your own agent with you. The sales people at the builders are nice folks and I know a lot of them well. But, they do represent the builder, not you. None of the big production builders will give you a better deal because you deal directly with them, so keep that in mind.

The retail in Lake Nona has lagged behind the construction of homes and hospitals. However, the first phase of construction at the Town Center is getting underway. See this article from the Orlando Sentinel for details:

The construction only represents the first phase. It will take a few more years for additional phases to get underway. With the popularity of Lake Nona growing every year, I fully expect that the area will deliver on bringing a Town Center that meets or exceeds the size of the Waterford Lakes Town Center, which is 20 minutes north of Lake Nona.

From investment point of view, I think they both equally the same, but personally, I like Eagle Creek. The golf course will provide more of the sceneries and you can dine and use the clubhouse freely.

If you have now found your location i would be doing research on the visa, we have a british friend who bought a dog kennels just east of I75 and that got them their visa and home all wrapped into one

I lived in spain previously to US and believe me I long to be back in Sarasota every day,

good luck with convincing your wife but make sure you have the visa before uprooting your daughters, be wary of the E2 visa as they may not renew if the gov don't think you have increased your turnover/profit or employment.

You are correct! There are quite a few new construction homes to choose from in the Lake Nona area. The first step is to decide how much you want to spend and then narrow down your homes/builders from there. With the end of the year fast approaching, builders are offering different incentives to unload inventory before year end. Some builders are offering free upgrades such as granite countertops in the kitchen, stainless steel appliances and will even throw in the washer and dryer. My best advice when reviewing schools is to check the State public school website and look at the test scores, student teacher ratios, and the school grades. See if it is following a trend of improvement and or is consistently doing well. New school districts that are growing rapidly are expected to have some growing pains too. Parent reviews can be helpful but, not every parent takes the time to write a review, so it's hard to tell if most are pleased with the school or not. you do not seem to get it. You can only do Short term rental in certain areas. Orange County DOES NOT ALLOW STR in single family homes (Villas to you )
you will need to stay in the Disney Vacation home area and it is unlikely that anyone will be bothered with a 3 night rental. Sorry but I an a straight from the sholder kind of guy

If you look into it, you will see that 4 bedrooms sell on average for 180-195k. But these are new and the owner would have the advantage of moving into a brand new unit, with new refrigerator, paint,.....
So if you really want to sell, you have to be reasonable and take all of that into consideration...and if you have a real offer in 170-180, you should be strongly considering it.
