If you don't want to be in an HOA you might like to know that Rutherford County NC has no county-wide zoning - that's why HOA's are so popular. Having deed restrictions does limit your freedom, but it limits your neighbor's freedom, too. Some HOA fees are quite low, and they're usually for private road maintenance. Before you say you don't want an HOA you need to see what that HOA is going to do for you, When I lived in the Charleston SC area I came home to my rental home one day to find a "haint" blue single-wide almost in my back yard. It was so close to our fence they couldn't put a porch on the back and it had been painted with a brush. I could tell this from the driveway. I expect our home owner's property value plummeted $20 to $30k instantly. So, investigate. The HOA may have deed restrictions that you can live with, but that will protect your property value as well. And if you consider that it's in lieu of city taxes, it might not be such a bad investment. ... more

There is a $500 fee on lots for septic evaluation.

If you have a sloped lot- as most "view" lots are, expect more in building costs because site work is generally more extensive. ... more

Not all subdivisions are gated. Many choose a gate for the security but it is an added expense to the POA.

All the subdivisions in Lake Lure are not gated. Even Rumbling Bald Resort, the big golf community on the north shore has ungated section.

Laurel Lakes has 69 lots. Two are community lots. There are about 36 homes built.

We like to meet the person, and get an understanding of how they market homes they list, and what value they see in our property. We have 2 different agents working on proposals right now for selling our current home. One came in with a very thorough analysis, the other seems a bit more interested in telling us what she thinks we want to hear, along with how unique our property is, and why it's going to be a bit more challenging to sell.

Sales price to list price ratio depends on several factors most notably condition of the home, other similar homes available on the market, and how motivated the seller is. Most offers start in the 75-85% category. Expect to end up 85%-95%.

A good buyer agent will guide you through the offer process by giving you theinformation you need to make an offer that makes sense.
