Hi Renan,

Mortgage forbearance is an agreement between the lender and the borrower to delay a foreclosure (usually due to a temporary financial issue). To avoid the start of the foreclosure process via a Notice of Default, this type of agreement delays the lender's right to exercise the foreclosure process - provided the borrower can catch up payments by a certain negotiated time.

In situations where a longer-term financial problem is foreseen (i.e. an ARM reset that makes the payment unaffordable), forbearance is not a solution. In these cases, a Loan Modification is more appropriate.

Hi Paula,

This home is currently listed as "Contingency-Active", which usually means they have an accepted offer from the Bank, and are simply waiting for the paperwork. The asking price was $44,900.00 and FHA Loans require 3.5% for the down payment making it approximately $1,575.00.

The only issue is that on that price range, there is a good possibility that it will not qualify for FHA, so you could use a Conventional loan at 10% down or appx. $4,490.00.
