A leased solar system is often a problem when it's time to sell. As you have experienced, Buyers don't want to be or become responsible for the lease. Unless you will buy out the lease there really isn't much you can do about it. From what I've heard the companies who lease the systems will not negotiate the outstanding payment due so you'll likely be on the hook for the full amount.

Maybe you can offer your next Buyer a credit (as a price reduction) to reflect the rental payment for a number of years or actually pre-pay the lease for a specific period of time. Of course this gesture won't lessen the burden of responsibility for the purchaser - just soften the blow.

Also, check out the qualifications to assume and transfer the lease. Better to present the "story" upfront, as opposed to providing the details later and have the Buyer change their mind.

If your mobile home is located in the Beachcomber RV Resort, you do not own the land with the mobile home and you are leasing space from the Park owner. Your best bet is to place an ad in the local Lake Havasu newspaper and also post on Craig's list. Transfer of ownership for these types of units is completed through the DMV (believe it or not) along with the Assessor's Office if you receive a tax notice every year. You are not technically selling "real estate", you are selling a mobile on a leased spot. You might want to check with the Park's owner who may have a list of prospective buyers. It's a great area out there on the Island and alot of people don't mind paying the high monthly fees for that location.
