To be truly accurate you should check the assessors website for each property in which you have an interest. Go to http://assessor.lakecountyil.gov/Assessments/Pages/By-Address.aspx and click on the links until you get to the individual tax bill. This will show you the tax rate for that property, the estimated market value used by the assessor to calculate taxes, and the taxing bodies to whom that address pays taxes. With this information it is easy to substitute the value you think you will pay for the property into the assessor calculations to approximate the taxes at the value you believe is fair for that property. ... more

Its all about budget. Lake Forest is beautiful and will suit you well. good schools, events & activities, and neighborhoods. There is a charming downtown and because LF is pretty big (for a north shore suburb) it extends west with another shopping area. Quaint and charming is lake Bluff. Next to Lake Forest, beach access, smaller than LF and charming on steroids. Fantastic schools as well. I would really need more specific parameters to point you in the proper direction. I find Relocation clients fun to place- you really need to come in and take a tour of areas. I'd be happy to help. Good luck, you can't go wrong here.

Because of the wide variety of rentals in Lake Forest, the price/square foot doesn't give you as much information as it would for condos in the city, for instance. Currently, there are 25 properties for rent in Lake Forest, ranging from a 3 bedroom, 1.1 bath duplex for $1650 to a luxurious 7 bedroom home for $19,000/month. About half of these rental homes are priced at $4000 or less.

Hi Mocha, once you have exhausted all your choices with your current Realtor and his/her brokerage company and decide to cancel your listing agreement anyway, you can relist with another real estate brokerage and their agent right away. If you want to put the house on the market on your own, then you must read your listing agreement with your current brokerage company carefully as there is a protection period included I am sure, that if selling to anyone who has been shown the property during the listing period with your current brokerage company - you may for a certain period of time have to pay a commission. Just double check and if in doubt have your Attorney have a quick look.

Good luck to you and I hope that you will be successful in selling your home. Remember this is a difficult market for sellers, as we are in a buyers market, more properties available then there are ready and willing and approved buyers available. So the buyers can cherry pick and properties are longer on the market than ever before unless they are priced very low, priced to sell!!!!

Some price ranges are moving faster than other price ranges. The name of the game in this market is proper pricing. Pricing your home correctly will lower your marketing time and will put more money in your pocket. at the end of the day. I would be happy to answer any questions you have about the Lake Forest market and questions specific to your needs. When you are considering interviewing agents do not be afraid to ask them what their average days on marketing time has been.
