I would strongly urge you to buy a condo instead. Especially in Lake Forest, they have wonderful places in the trees, gorgeous.

Call me and at least compare your monthly cost. You will be surprised.

More than that, condos generally go up in value, mobile homes almost always go down in value. The people who own the condo associations tend to be brutal about raising rents without notice. I am really telling you. Do not buy a mobile home.

If you must get a mobile home anyway, call 21stmortgage.

as an agent I have sold homes there for years, I only do mortgages now. I can not for the life of me understand why homes go for less there.

One thing, most of the areas are very cool, as they ocean breezes seem to blow up the canyon. Some of the areas this does not seem to apply to, such as near town hall. Buy near the trees you should have nice cool air. ... more

I showed up to a vacant home my office had for sale and a young couple had moved in to the home, I called the police, and the couple showed a bogus lease, the landlord listed wash't even close to the owners name. This happened a lot during the "Bank Owned and Short Sale" dominated market a few years ago.
There is a way to avoid these types of scams, and I doubt the ones pulling these false lease scams are actually licensed Realtors, because the state license is far to valuable and difficult to achieve to just throw it away by trying such a short sighted con game.
It takes less than a minute to verify a Real Estate license, go to: the first link you will see is "verify a license", once you find a Agent or Broker with a license in good standing, then have them run a quick title check on any property that interests you, and you will know if you are dealing with the owner or not.
It is up to each of us to protect ourselves.

My office is here in Lake Forest. I am a lender now but have sold a lot of homes in the area as a Realtor. Yes, they are very strict about the trees in the forested areas.
I frankly have wondered by the homes in the area a much less than surrounding areas. For one thing Lake Forest in many areas has what I call a "Beverley Hills" effect. That is because the cool air seems to funnel up from the Ocean which also happens in Beverly Hills.
So I would say that the beauty of the area along with the lower price makes up for any cost the trees cause.
Keep in mind that not all of the areas in Lake Forest have that Beverly Hills effect. My office feels more like Palm Springs in the summer, I am over by town hall.

The bank can go back on a loan anytime. They would just figure out some excuse.. Once the loan is funded and recorded that would be hard to do at that point. I have had a client who had the bank want to change the contract after the loan was funded and recorded. They did come to a compromise and re did the loan.

You really should start with the park manager of the park/communities you are interested in. You will have to fill out an application and be approved by them before you even make an offer on a manufactured home in a rent/lease park/community.

But before you purchase any manufactured home you should have the home inspected by an experienced manufactured home inspector and not just any home inspector.Make sure the home is level and that the pier and pad assemblies are in good shape.

Be sure the vapor barrier and insulation are in tact and not ripped, torn or lying on the ground. Have the inspector look for drainage issues i.e. standing water, soil erosion, expansive (clay soil), rusted and deteriorating piers and dry rotted or decomposing wood pads supporting the piers.

Most importantly make sure the home has an approved set of Earthquake Resistant Bracing (ERBS) installed under it as much of California is in a Zone 4 seismic area:

I believe you have read the comments below and there is lots of advice, Bob Phillips, in my opinion has made the most sense. I would also ask if you have found out why you did not get any of your offers accepted? It may be very helpful and offer some insight as to why you are not getting accepted.

Likely the plain and simple fact is the other buyers have better reserves, better down payment and they are not asking for $$ assistance. The fact you are overbidding is fine but, as mentioned previously, what will you do when the appraisal isn't as high as your offer? You may not be able to get financing or make up the difference out of your pocket so sellers are going with the buyers that they feel can best complete the transaction.

The market is great for buyers right now but due to the low inventory there are many areas that have become sellers markets. You may need to rethink your strategy and if possible get more reserves. Maybe you should rent for a bit longer, save what you can and resume your search. You will only be a better qualified buyer. There will still be houses to buy and if you are better positioned you will be successful.

I am surprised you have made as many offers you have and are still trying to buy. That is a lot of time and effort and honestly your Realtor should have advised you that maybe your time to buy is not here yet or you need to adjust what you are looking for. Part of being a real estate professional is not always telling your clients what they want to hear but being honest with what the real facts are, may not be what they want to hear.

UPDATE TO ABOVE QUESTION: underwriter approved loan and sent it to funding. The funder is the one who questioned the appraisal and noted on it that it needs to be a fully functioning kitchen. Since the time of the appraisal the marble flooring has been laid in kitchen and dining room. Fridge and Freezer are now in. They don't have cupboard doors on them and funder thought it was a metal beam??? Our appliances are very expensive and cost us well over 22,000 dollars. The fridge and freezer is the custom refridgerator that splits so that they aren't even close to each other. Induction stove. Thermador oven, microwave installed. Dishwasher installed but we still need to receive our order (cabinet doors) that attach to the front of most of our appliances. Granite is in garage for countertop. Wood flooring just needs to be laid in family room. Husband is liscensed contractor and works as an inspector for a city.
