I had a 4 bedroom home for rent in Lake Elsinore and had a husband and wife ask to meet me personally. They had just been through a bankruptcy and wanted to rent my house. They told their story without excuses, taking full responsibility for their failings. They convinced me they had learned from their mistakes and were changing the way they handled their finances. They had brought their children who were polite and well behaved.

They presented themselves well and I rented the house to them! They stayed for 7 years!

Ask for a meeting. Tell your story simply and clearly. You would be surprised to know how many landlords were once in your shoes, including me.

I often see requests for owner information posted in public forums. Owner information is usually available in person from County Assessor District Offices. The California Public Records Act, Government Code Section 6254.21, protects privacy, particularly of elected and appointed officials. Since we don't know if the owner might be a protected individual, Realtors should not publicly post their information. Realtors generally have easy access to owner information, but without an actual client relationship with a specific need to know, it would be irresponsible to give out owner information. Well I believe this confuses about everyone. Most people in the business are confused, they tend to use charts and none of them agree.

There are two sets of taxes you are paying, this year's and next years.

The 1 st installment of taxes is due Dec 10. So you pay the taxes from January until June. They only have two months to collect 6 months worth of taxes.
They like to have 2 months of taxes worth of taxes left in escrow after each payment so you actually need 8 months of taxes collected by Dec 10.

Therefore they need to collect 6 months worth of taxes. If they only collected 1 month of extra tax money and the payment is not received by the 10th the account would go to zero of be overdrawn. Remember these are bank accounts with the same rules as bank accounts.

Your pain does not stop there. The seller have already paid the taxes from Sept to Dec.. You will also need to reimburse that money.

Yes! Major drug traffic off of Peck Street and Main Street. Drug dealers and lots of registered sex offenders live in these neighborhoods. Its not safe to walk anywhere at night after dusk. The drug dealers drive lowered black cars with super loud, altered mufflers. These a holes are the real deal and will kill you without remorse. Do Not move anywhere near the historic district. The sad thing is the local Lake Elsinore police are corrupt, they don't care and they NEVER patrol the historic neighborhoods. This is the real truth from someone who lived there. Don't believe the real estate agents trying to sale you a house, they're just as sketchy. Also, Canyon Lakes has a white gang who puts "thank you" stickers everywhere, marking their territory. Canyon Lakes is no longer safe either. Go check by the Stater Bros and CVS there, you'll see stickers instead of spray paint behind the buildings. ... more
