I'd suggest you work with a REALTOR who has access to the local MLS in your area. These so called "real estate" websites like Trulia, Zillow and are just a marketing venue for us agents and the data is pulled from local MLS systems. The listings here tend to be outdated and inaccurate. They don't show that a listing is under contract....EVER. So you never know if you're looking at a property that's available or not! Your agent can search the MLS specifically for homes with pools. Good luck!

I strongly discourage a "Rent-to-Own" solution for owning a home. I suggest talking w/ a lender to determine why you can't purchase now and how long it would take to repair your credit. Once you know the amount of time you'll need, I suggest finding a home willing to do a "Lease Purchase." This way you lease the home during the time you're repairing your credit and then you'd purchase it when your credit has been repaired.

Rent-to-own options prevent you from technically "owning" the property, meaning your name will not be on the deed of the property. This completely eliminates the possibility for you to build equity in the home. In the long-run it will be much cheaper for you to own it (via mortgage) instead of rent it. Don't throw your money down the drain.

First I encourage you not to give up on your dreams of owning a home. Second, I suggest working with an EXPERIENCED lender to help you began to rebuild your credit. Let your lender review your credit report and let them prioritize the items that you need to pay/settle in order of importance. For example, it may be in your best interest to settle past judgements before paying off a credit card, etc. Once you have determined your plan of action w/ your lender, FOLLOW IT! I can't stress this issue enough! It is critical to precisely follow your action plan to increase your credit score in the shortest period of time.

Lastly, I recommend personally monitoring your credit (credit score) frequently. There are several online credit monitoring websites, some paid and some free. I personally recommend This website is very easy to use, considerably accurate, and completely free forever.

Wells Fargo mortgage has a special military department. We have used them for 3 loans. They can do work anywhere and we just used them here in Lake Charles and were ready to close in 30 days. Some realtors and people who don't know VA will cause more problems, sometimes they are just use to their good old boy mentality of locals, but VA is actually easy and pretty precise. Call WF military line which is 1 800 525 3902. If you want the person we used who was great his name is Tim Hall at extension 77560. The processor we used was Caleb at ex. 76644, when you go over everything with Tim just ask to use Caleb for the processing with underwriters. They were a very fast thorough team. Good luck. Ps. Anyone interested in a second tier VA mortgage they know how and it was very simple.( second tier is if u already have one mortgage you can still use VA entitlement to obtain another home even if you still own first. It is based on % of entitlement left) IT was a great help to us when we were transferred after 2 years, we rented our old home out and then were able to buy new house at new station with VA loan and zero down. ... more
