Laguna Woods uses Electric for appliances. The average monthly charge would depend on your usage of course. Basic Cable TV and Water is included in the monthly HOA dues, so that may help to off set the electrical usage. Please let me know if you have any other questions.

Unless state otherwise, yes - the assessment is included in the rents. For some reason the MLS - Multiple Listing Service - decided to make the assessment fee a required field when we input a rental. There is no sense behind this decision. And, as we are seeing more and more by people asking the same question you have asked, it is just confusing to potential tenants.

Make sure to check the list of items INCLUDED in the monthly rent. It should show the HOA fees. If it does not, make sure to clarify that with the landlord so there is no chance of a misunderstanding once you sign the lease.

The truth is only a very small percentage of rental properties are listed on the MLS. The properties on the MLS are properties that the owner or landlord decided to hire a real estate agent to market. Most landlords don't do this. They generally place their own ad so I always recommend checking craigslist or local paper classifieds. There are property management companies that specialize in rentals and can provide you with a list of their properties. I would shy away from anyone representing that they had a list of all available rentals or who charges you for a list. Good Luck. ... more
