I would say that there is an even distribution of ages all throughout Laguna Woods. In my experience, my grandmother (65) was searching for a similar situation. She bought a cordoba model condo inside gate 5 off Via Mariposa East. Her neighbors vary in age greatly but, she has had no difficulty making friends with them all. There are many clubhouses with activities and classes going on everyday and this seems to be a popular place for resident's meet. Also, my grandmother has enjoyed living close to the golf course. The course is beautifully maintained and the clubhouse has a popular restaurant that has great food. I hope this is helpful. I am also a real estate agent in the area. I have held open houses in the community and there has been a large distribution of ages that have visited the open houses. I would advise your mother to research the financial requirements for purchasing a condo and a coop in the community of Laguna Woods. Currently minimum income requirements for purchasing in Laguna Woods is $36,0000/year for COOPs, and $42,0000/year for Condominiums. Buyers are required to also have a minimum of $125,000 in assets above the purchase price of the home. You are only permitted to own one coop. You can own many condo's but you are only allow to rent one a live in one. If you wanted to buy others to flip you can do that.
You can own a one coop and many condo's..
Of course you have to financially qualify to purchase any thing in Laguna Woods

They have changed some of the rules, and I don't have a exact answer, but I can find out for you.

I do know of a resend situation where a son was buying a coop for his mother with his money. And as you may be aware that a buyer, any buyer must have equal to the purchase price, even if they are getting a mortgage, in some kind of liquid access plus a yearly income of $36,000 for a coop and $42,000 for a condo.

In this latest situation the board was okay with the son purchasing the coop was his money and he did qualify, BUT the board was requiring the mother (86 yrs.old) to show the income, They were denied.

There also have been a lot of changes as far as rental of coops are concerned. There is an article in the Globe today where they are going to start denying owners from leasing their coops.

The big concern is the investors are purchasing coops and saying they or their parents are going to live in them and then the investor is turning around and leasing it out.

When the % of rental in a community is to high a mortgage will deny a buyer.

You can still buy Condo's for parents with out a problem.

Yes we did in 2012; I don't think anything has changed but you can check with a bank, they handle VA loans or contact VA directly. They may have just started this in 2012 because a lender and our Real Estate Agent said we could not use a VA loan lol Good luck! ... more

If you purchase a home in Laguna Woods they do allow pets. If you are renting in Laguna Woods it is up to the homeowner if they allow any pets.
