Laguna Beach will be more restrictive on size and height. Several considerations come into this:
hillsides can slide, neighbors views are prized, and the coastal commission doesn't want change. Laguna Beach planning process is slower than Laguna Niguel.
Laguna Niguel is built with more Home Owner Associations, therefore you will have Laguna Niguel city planning requirements but also the HOA will have some say as to size, architectural style and even paint color.
In both cases I would suggest you hire local architect and local engineering as they can tell you what will or won't get approved.
There are more construction projects underway in Laguna Beach that Laguna Niguel. This is because of a couple factors: Laguna Beach is much older community. Houses vary in style and age. Laguna land is more costly because the community is prized and the ocean or canyon views.
Laguna Niguel was a master planned community becoming incorporated in 1989. Laguna Niguel that is closer to Dana Point and Monarch Beach has ocean views.

4 or 5 bedrooms in a Senior community limits your choices. Most Senior communities in Orange County have less bedrooms perhaps because Seniors are often one person household. Top of the World in Laguna Niguel has single family houses but few with that many beds, and same with Laguna Woods Village (once called Leisure World). You would find 4-5 bed houses in Kite Hill that is not a Senior Community ... more

I would recommend taking pics of the dogs and provide previous landlords written recommendation for dogs if applicable to send with application. Laguna Niguel is a great place for all pets and most landlords will consider.

As agents we deal with lenders all the time and after so many transactions we can tell you which loan officers are honest people who look out for your interests and deliver on time, and which ones do not. I have a few go-to mortgage brokers and I recommend them to all my clients (remember there is no kickback in it for us, so it is just our honest opinion). If my client can't figure out the best loan for him with one of the officers, we put him in contact with the other. Either way these are all people I like to work with and whom I trust.

I've done this before. You need to put into the cancellation to get your full deposit back and have the seller pay that amoubt to escrow so you get the full deposit back . Or. When there is a new buyer to get them to sign an addendum that escrow can reimburse you for the HOA fees

Many others answered this well, but adding a little more. Some condo complexes with units built over other units that allow smaller dogs, some have no restrictions. Rare is it to have a restriction on cats, fish, and aquarium pets. Think of it this way, someone underneath a large noisy dog on tile or hardwood floor will hear the dog running. Laguna Niguel has leash license law of six feet, you can be cited for pet waste, and a noisy barking dog. There are a number of dog parks, many open trails, and dogs are generally welcome in out-door restaurant areas. In general a very open and welcome City for dog owners. ... more
