House needs help. Was once a beautiful and comfortable home. It is ceiling heat which is wonderful but it's outdated. All windows, except the bathroom need replaced. Beautiful trees, needs landscaping, Neighbors are not close. Most lots are acre. Bus picks up in front. Renters have messed up the carpet, some of it may clean.This area has a lot of ground water and can be a problem under houses. Some floors are raised so there may be water damage there. I lived there for 14years and loved all of it. I wish I could go back.

There are few lenders that will touch that score but they can give you great advise and some know how to get it you quickly. So you do need to start with a lender. Even if you miss this opportunity, you will be more ready should another come along so it is NOT a waste of time. There should be no charge so that is the place to start.

When purchasing a HUD home there are ways to write the offer that put you in a better position so talk with a Realtor from your area that is familiar with the process. Do NOT go over asking price because here , they have already done the appraisal and you will be obligated to pay the difference between appraisal and offer.

Its really hard to quantify an intelligent answer for your question,. There is so much more involved in what makes your house "worth" the price to a potential buyer. I would say that generally speaking a 2 car garage will sell quicker, a 3 season room is not often on a "gotta have it " list and any roof under 5 yrs old is basically considered a new roof and a probable asset in a buyers eyes. Do you know what this property would rent for in today's market? What would the house rent for and what would the inlaw suite rent for? This may be best suited for an investor that could have two rental units on one property. Can you give me more details about it?

I understand you don't want to use a realtor and I respect that. I just need more info before I can really give you a good answer.
